directly on the beach in Thong Krut Beach, amongst a quiet fishing village in the south of Koh Samui, 15 minutes from shopping and nightlife of Lamai Beach and about 35 minutes drive from the airport.

The Villa
The Palace is a grand and luxurious 5 suite private villa.
The upper level of the pavilion is a vast, 250 sq meters double-vaulted open-plan living room, including a TV lounge with 50 inch plasma screen, a sitting area with sumptuous sofas, an elegant dining table sitting comfortably seating 12, an island breakfast bar and a fully-equipped kitchen. Foldaway glass doors open on to the expansive veranda that wraps around the living room, overlooking fantastic sea views, with the island of Koh Tan and the silhouettes of the mountain peaks of the mainland in the distance.
Downstairs, large teak doors on either side of the carved Buddha open onto 2 King-size bedroom suites. All of the bedrooms feature polished wooden floors or vaulted wooden ceilings, with built-in teak wardrobes, and sliding glass doors leading onto veranda's with sun-lounge's, and the landscaped garden beyond. The en-suite bathrooms are generously proportioned, floored in sandstone, with free-standing terrazzo bath tubs and double rain showers. All of the 5 bedrooms are air-conditioned, and fitted with plasma screen satellite TV systems and surround sound.
A wide sandstone staircase leads from the living room towards the swimming pool and beachfront pavilions. To the right, 2 further bedroom suites are separated by a pond. To the left, the master bedroom suite features a private lounge area, and a larger en-suite bathroom with his and hers bath tubs, together with a tropical outdoor rain-shower with wooden deck.
The large, infinity-edge swimming pool is tiled in blue stone, and surrounded by a sandstone deck with sun-lounges. Between the pool and the beach, a grass lawn is furnished with further sun-lounges, and coracle love-seats with sun-shades. Also on the beachfront, a substantial sala pavilion is served by a second kitchen, equipped with a refrigerated wine cellar and BBQ.
The maid's quarters are located in the huge driveway with a double carport and entry to the villa is through an imposing walkway of stepping stones across a pond, with waterfalls on each side, you are welcomed to The Palace by a magnificent Buddha carving on the ground floor of the main pavilion.

An initial deposit of fifty percent (50%) depending on the villa, of the total rental will confirm a booking.
The outstanding balance must be paid at least 45 days before the day of arrival, unless otherwise specified.
A security deposit is payable on arrival to cover the cost of any damage or breakage's, the use of telephones and other services. The security deposit will be returned at the time of departure, less any such costs.
Cancellation Policy
60 days prior to arrival date: reimbursement of the full instalment less 15%
30 to 60 days prior to arrival date: Instalment resides with the Villa owner.
During the 30 days prior to arrival date: the entire amount is owed less the 10% service fee.
